For several decades, I’ve been immersed in the Costa Rica real estate market, working as a consultant, real estate broker, and commission agent. My experience has been shaped by countless transactions and evolving market conditions, particularly in the southern zone, where foreign buyers increasingly seek beachfront homes, jungle retreats, and investment properties. Throughout this time, I’ve seen the good, the bad, and the overpriced — and I’ve made it my mission to help foreign buyers navigate this landscape with clarity and confidence.
During my formal training in real estate brokerage in Charleston, West Virginia, I learned not only the legal and ethical standards of the U.S. market, but also how real estate scams evolved — and how they were eventually regulated and eliminated through legislation. What surprised me most when I returned to Costa Rica was recognizing how many of those same unethical tactics — inflated prices, dual representation without disclosure, hidden commissions, and ambiguous contracts — are still used here, often legally due to the lack of proper regulation.
Unfortunately, these practices disproportionately affect foreign buyers, who may not speak the language, understand the legal system, or realize that certain protections they assume are in place simply don’t exist here. As a result, many end up overpaying, buying without proper title verification, or falling into long-term legal disputes. This is why ethical, independent guidance is so critical — and why I do what I do.
